Dubeč Sever

Dubeč Sever is an ambitious urban development project aimed at creating an attractive and sustainable urban neighborhood with high-quality public spaces and ample greenery. The project area is located on the northern edge of the Prague–Dubeč municipal district and directly adjoins the Dolní Počernice municipal district. This connection is significant from an urban planning perspective, as the site is separated from the central part of Dubeč by a major transportation infrastructure—the Štěrboholská Link—whose transportation importance will be further enhanced in the future by the planned expansion of the Prague Ring Road.

The new neighborhood, spanning approximately 26 hectares, will offer a high-quality living environment for about 3,000 residents. The pleasant living environment will be based on a diverse mix of housing types, including row houses, townhouses, and apartment buildings with ground-floor amenities.

A key element of the project’s success is the quality and atmosphere of public spaces, which will significantly influence residents’ sense of well-being and comfort. Creating memorable places with distinct characters will facilitate easy navigation and is the fundamental concept behind the design.

The new neighborhood will be created by defining streets and squares between building blocks with an appropriate population density and a mix of various functions. This will create a vibrant and dynamic environment. Each outdoor space is carefully designed to have its own name and a clear location within the overall layout.

Another important feature will be a new park, which will serve as a key link between Dolní Počernice and Dubeč Sever. The park, together with the perpendicular streets lined with green belts, will create an ecological corridor and provide residents with a peaceful and pleasant environment.

In addition to the traditional stone square for markets and social events, the design also includes other small open spaces and plazas that will provide room for community activities.

The connection of the new neighborhood to Českobrodská Street and Národních hrdinů Street via a main thoroughfare will serve as an urban boulevard with shops and services on the ground floors of the buildings and will be a key element in ensuring the new project’s seamless integration into its surroundings.
